Where we work
Deep local knowledge, not broad coverage
Veridian's focus is Madera and Fresno Counties, and the wider San Joaquin Valley — agricultural land, entitlement pathways, and the specific relationships that shape what gets approved there and how long it takes.
That focus means fewer markets covered, and more depth in the ones we know: the water agencies, the planning departments, and the people who sit on the other side of the table.
Work is delivered inside existing project teams, alongside attorneys and engineers already engaged on a project — not as a replacement for that team, but as the coordination and relationship layer that keeps it moving.

EO
Eddie O'Brien
Principal, Veridian Development Consulting
Eddie O'Brien's path into land development ran through real estate finance. He entered the mortgage industry in 1997, brokering both institutional and private financing, then added real estate sales at his own clients' request. When a client later asked for help developing residential land on their family farm, land development consulting followed the same way — one direct request leading to the next specialty.
From 2002 to 2010, Eddie worked in land acquisition for a major East Bay corporate developer, reporting directly to the company's Vice President. The work spanned drafting land option agreements, market and site research, and structuring project financing — across deals ranging from small parcel assemblages to large, complex developments, including sites contiguous to the Sacramento–San Joaquin Delta and Monterey Bay's Cannery Row.
That foundation in finance, transactional real estate, and land acquisition underlies how Veridian works today — coordinating closely with a project team of attorneys, engineers, and municipal specialists to move a project through entitlement, from acquisition through approval. Veridian was founded to bring that full range — sourcing capital, structuring a deal, and moving it through entitlement — to principals, attorneys, and investment teams working on Central Valley land.
Entitlement and municipal coordination are supported through a working relationship with Bill Skinner, former City Manager for multiple Central Valley jurisdictions and President of Catalyst Consulting and Acquisitions, Inc.
Entitlement and legal matters are supported through a working relationship with a California attorney with forty years specializing in Agricultural, Environmental, and Water Law.
